Proposal Status SSD Scoping Report submitted 23 March 2026. No development consent granted. No Environmental Impact Statement lodged.

Scale of Operation 24 enclosed broiler sheds, each holding a maximum of 64,400 birds, giving this farm a total capacity of 1,545,600 birds per cycle. Across 6.2 production cycles per year, approximately 9.58 million birds are processed annually on this farm. The full development comprises three identical farms, with a combined capacity of 4,636,800 birds per cycle and approximately 28.75 million birds processed across the whole site per year.

Mortality The applicant's own documentation acknowledges up to 5% of each flock may die during a production cycle. At full capacity this represents up to approximately 77,000 dead birds per cycle, or around 477,000 per year. Mortalities are stored in an on-site freezer and collected every 1–2 days by truck for rendering at Baiada's Hanwood Rendering Plant.

Noise and Traffic Ventilation fans operate continuously. Operations are projected to generate approximately 80 heavy vehicle movements per day, including night-time bird collection runs. A formal Noise and Vibration Impact Assessment is yet to be completed.

Waste, Poultry Litter Manure-saturated litter from 24 sheds across 6.2 cycles per year is removed by front-end loader and transported off-site each cycle, proposed for reuse as agricultural fertiliser. Environmental impact of litter haulage and land application has not been independently assessed.

Dangerous Goods Approximately 30,000 litres of LPG stored on-site for heating, exceeding SEPP 33 Screening Volumes. A Preliminary Hazard Assessment is required but not yet completed.

Watercourse and Flooding The ephemeral Jacks Creek, mapped on the NSW Hydroline system, runs directly through the site. Confirmed overland flooding occurs outside the creek's banks during significant rainfall events. Stormwater and hydrology assessment is yet to be completed.

Ecology Native vegetation is retained along property boundaries and the Jacks Creek riparian corridor, with both mapped under Griffith City Council and Carrathool Shire Council Terrestrial Biodiversity mapping. A Biodiversity Development Assessment Report is yet to be completed.
